The Problem with Existing Tools

After 10+ years of buying, rehabbing, and renting properties in Charlotte, the founder of ARV Pilot had a workflow problem. Every deal required pulling comps manually from the MLS, running them through a spreadsheet, estimating rehab costs from memory, and doing the BRRR math by hand. Each analysis took 45–90 minutes.

At 3–5 deals a week, that's 4–7 hours of analysis time — just to figure out which properties are even worth making an offer on. And that's before any of the real work starts.

The tools that existed — Zillow, PropStream, DealCheck — weren't built for BRRR investors. Zillow gives you Zestimates with no transparency. PropStream gives you data without deal scoring. DealCheck lets you enter numbers manually but doesn't pull live MLS data or give you comps. None of them infer property condition to filter comps correctly. None of them give you a BRRR-specific score.

Why ARV Pilot Exists

ARV Pilot was built to solve a specific problem: how do you analyze 50 deals a week without sacrificing the quality of your analysis? The answer was AI — not AI for the sake of AI, but AI trained on the same logic an experienced investor would use.

The condition inference model reads MLS listing descriptions and automatically classifies property condition — distressed, average, updated, or renovated — so that comps are filtered to properties in similar condition. This is something appraisers do manually. ARV Pilot does it in milliseconds on every property in the pipeline.

The rehab estimator breaks costs down by component — kitchen, bathrooms, flooring, HVAC, electrical, plumbing, roof — using ranges calibrated to the Charlotte market. The BRRR scoring engine calculates capital recovery percentage, equity spread, max allowable offer, and deal quality rating automatically.

Every feature was designed by someone who has used it in a real deal, not by a product manager guessing at what investors need.
