An agent who actually invests

Most real estate agents in Charlotte will happily show you houses. Far fewer have walked through a distressed duplex with a contractor, run their own BRRR analysis, signed the closing docs, and held the keys to a property that's still in their portfolio years later.

I've been buying rentals in the Charlotte metro for over a decade — primarily single-family and small multifamily in submarkets where the numbers actually work. I'm still acquiring properties every year. The advice I give clients is the same logic I use on my own deals: condition-adjusted comps, realistic rent assumptions, conservative reserves, and a clear breakeven analysis before any offer goes out.

That's the difference. I'm not learning investing on your dime. I've already made the mistakes that come from buying in the wrong submarket, misreading an HOA budget, or trusting a Zestimate. You don't have to.

Why ARV Pilot exists

Every BRRR deal used to take me 45–90 minutes to analyze. Pull comps from MLS by hand. Drop them in a spreadsheet. Estimate rehab from memory. Run the BRRR math. Repeat for every property in the pipeline.

The existing tools didn't solve it. Zillow doesn't care about After Repair Value. PropStream gives you data without scoring. DealCheck makes you enter everything manually. None of them understand that a gutted house and a turnkey house at the same address aren't the same comp.

So I built ARV Pilot. It reads MLS listings, infers property condition, matches comps by both physical specs and renovation state, estimates rehab by component, and scores BRRR deals on capital recovery and equity spread. Every feature exists because I needed it for my own deals.
